New Downtown Venue to Host Corporate Events

Face it, we’re three towns in one valley: a tourist destination with world-wide name recognition and surrealistic Real Estate prices for Strip condos; a suburban mecca where the masses live, work and play as in any other city; and the nostalgic-yet ever-increasing-business and government sector known as downtown Las Vegas. This last area has more than $20 billion in redevelopment plans for economic growth and commerce revitalization to increase the tax base, and unbelieveably, none of it is for large gaming casinos and hotels. If more people knew that, downtown’s redevelopment would have already been completed.

Since this fact gets lost in all the daily glamour (and negative media) surrounding this town, I’ve asked several businesses and developers who have an impact on the economic and visual landscape of downtown Las Vegas an interesting question. They’ve gambled their future on downtown, and we want to share their vision of the good things to come based upon their vested interest in making their fortunes in this part of town. Below I’ve featured a new company making its presence known in the downtown area…

Q: In opening a business or in making the decision to develop Real Estate in downtown Las Vegas, how do you anticipate your organization’s influence on the dynamic urban economy, and what significant changes do you foresee taking place in the near future in this urban environment?

I’d like to introduce a company moving downtown to 4th and Bridger in August. The White House Multimedia Center, known for its unique style, service, special events, and computer-based training venues, is relocating to the heart of downtown Las Vegas. They will host special events and bring a strong presence downtown with their newly renovated 30,000-square-foot building. Melanie Bash, director of MEET Las Vegas, says, “Large, Fortune 1000 companies who utilize our venue will see the downtown environment, economic improvements, entertainment value and investment potential and take those experiences home with them.”

Dan Maddux is executive director of American Payroll Association, the parent corporation of Nevada Properties Inc, MEET Las Vegas and The White House. According to Dan, “MEET Las Vegas, our new state-of-the-art, multimedia event and exhibition center, is positioned in downtown Las Vegas for many reasons. After experiencing great success with The White House-our computer-based training center previously located behind the Las Vegas Convention Center-we decided that the best location to continue the success of our training center and embark on our new frontier is downtown Las Vegas.

“The new White House training center will continue to provide the latest in computer-based training on the 3rd floor of MEET Las Vegas. MEET will be a fantastic new addition serving to enhance the vibe and ambiance of our future downtown, hosting unique events and exhibitions in a facility that provides more flexibility and interior and exterior branding opportunities than Las Vegas has ever seen. When I describe the near future of downtown to others and the impact MEET will have on its evolution, downtown San Diego springs to mind-an area teeming with dynamic energy and a self-contained environment in which to live, work, vacation, entertain, educate, and do business; a walk-able downtown and arts district rich with culture, convenience, history, and a heartbeat.”

Las Vegas’ Clark County Surpasses the 2 Million Population Mark

More Construction along the Las Vegas StripA subtle processing error, which had gone unnoticed for some time and involved housing units built in large developments during the second half of a calendar year, resulted in the discovery of about 27,000 county residents who had previously gone uncounted (This reported by the Las Vegas Review Journal today). All of that translated to an official July 1 population estimate for Clark County of 1,996,542. And from that figure has produced a host of guesses about whether — and when — the county’s odometer rolled over to 2 million.

Now for the fun math - we’re supposed to surpass 2.5 million by 2013. If we have 30,000 units listed in the MLS, and each home houses approximately 3.5 people, then we will absorb roughly 140,000 units in the next 6 years. Take away the 30,000 and we need 110,000 units. With builders pulling roughly 1500 permits a month (lowest in 6 years), we’ll have an inventory shortfall in 2009 while builders create more standing inventory and existing resales get stripped off the market. I predict this to occur in 2009 exactly as it did in ‘03-’4. That’s when my home goes back on the market.

We should expect an above-par market for 4 years follwing that as growth continues due to jobs with the $50 + BILLION being invested in the city from the Strip to Union Park over the next 5 years. Remember, nearly 39 million tourists visited Las Vegas last year, an increase of almost 350,000 over 2005. Analysts say that for every new resort hotel room built, the community gains roughly seven new jobs and 14 new residents.

Summary: 2009-2014 looks great for real estate in Las Vegas!

Help, I need a Doctor

Las Vegas, Nevada has a hospital. Las Vegas has many medical professionals operating in a variety of specialties. Fundamental healthcare begins with an individual or family?s access to a general physician, call it a family doctor or for children, a Pediatrician and for women a Gynecologist. Certainly, for people like me, a good therapist; better yet, a Psychiatrist! But why is it that someone in Las Vegas, Nevada cannot locate a physician that will take new patients?
CityBlog Las Vegas, was struck by the frustration that was apparent in Susie Pena’s (a Las Vegas, Nevada resident) post on May 9, 2007, which read as follows:
I have been here 1 year this June and have yet to find a doctor that will accept new patients. I am very discouraged that there is no avenue for new residents to find out who is available without a lot of labor intensive efforts.
Does Las Vegas have a physician association or, does the hospital know of new physicians coming into Las Vegas that are looking for new patients? It would behoove all communities to have some centralized service that maintains a list of physicians who can accept patients as either “new” or on a rotating basis until the new resident can establish regular healthcare.
