Las Vegas Foreclosures- Great Time to Buy!

Posted by assetprotector on July 24th, 2008

lv.jpgFrom 2002 to 2004 prices for homes in Las Vegas were low and properties cash flowed. Prices skyrocketed into 2006 and have since come back down between 30 – 50%. If you are a real estate investor investing in single family homes once again you can get positive cash flow in Las Vegas. If you are looking to buy as a first time buyer or owner occupant you can get a home for near 50% of what it was only 2 years ago. Las Vegas is now on sale.

Las Vegas has lead the nation in foreclosures for over a year now and the prices have come down to levels that we all can afford to buy.

Luxury Estate Online Launches Luxury Listing Network in Las Vegas

Posted by Gary Fisher on May 8th, 2008

Luxury Estate Online nevada - Gary Fisher Amidst the changing market, sellers are looking for new strategies to make their listings stand apart from the norm. Luxury Estate Online, a company developed in the Seattle area, has expanded to several key metropolitan markets including Las Vegas. The network boasts of multiple domains, using single-property websites to host a listing. Nothing new say some, but these domain names are based upon property types and subdivisions, not towns and addressess. For example, Gary Fisher of Luxury Homes of Las Vegas is the exclusive licensee for all of Clark County for Luxury Estate Online. He realized the listing advantage and negotiated a county-wide exclusive with the company. Consisting of more than 100 websites to specifically list clients’ properties, the network gets real estate seen on the search engines without having them buried amongst thousands of other similar properties in the MLS. Although the traditional methods apply, like yard signs and MLS inclusion, this network affords Fisher more than 40,000 links and top-level exposure on multiple properties on the Internet, where more than 80% of buyers begin their search. He has acquired 3 additional high rise listings this week alone from sellers who found the websites as though they were searching for properties. Websites samplings are: Panorama Towers, CityCenter Las Vegas Condos, Palms Place, Turnberry Towers, SKY Las Vegas or residential sites such as The Ridges Las Vegas, Lake Las Vegas or Canyon Gate Country Club in Las Vegas. The beauty of the system is that it also attracts top-level buyers to your listings. If you have real estate you would like to list in the Las Vegas area, please contact Gary Fisher at 702-335-5704 or email gkfisher@gmail.com Here are more sites to visit:

New Downtown Venue to Host Corporate Events

Posted by Gary Fisher on April 9th, 2008

MEET LV BuildingBy Gary Fisher, Downtown Coalition of Las Vegas. Face it, we’re three towns in one valley: a tourist destination with world-wide name recognition and surrealistic Real Estate prices for Strip condos; a suburban mecca where the masses live, work and play as in any other city; and the nostalgic-yet ever-increasing-business and government sector known as downtown Las Vegas. This last area has more than $20 billion in redevelopment plans for economic growth and commerce revitalization to increase the tax base, and unbelieveably, none of it is for large gaming casinos and hotels. If more people knew that, downtown’s redevelopment would have already been completed.

Since this fact gets lost in all the daily glamour (and negative media) surrounding this town, I’ve asked several businesses and developers who have an impact on the economic and visual landscape of downtown Las Vegas an interesting question. They’ve gambled their future on downtown, and we want to share their vision of the good things to come based upon their vested interest in making their fortunes in this part of town. Below I’ve featured a new company making its presence known in the downtown area…

Q: In opening a business or in making the decision to develop Real Estate in downtown Las Vegas, how do you anticipate your organization’s influence on the dynamic urban economy, and what significant changes do you foresee taking place in the near future in this urban environment?

I’d like to introduce a company moving downtown to 4th and Bridger in August. The White House Multimedia Center, known for its unique style, service, special events, and computer-based training venues, is relocating to the heart of downtown Las Vegas. They will host special events and bring a strong presence downtown with their newly renovated 30,000-square-foot building. Melanie Bash, director of MEET Las Vegas, says, “Large, Fortune 1000 companies who utilize our venue will see the downtown environment, economic improvements, entertainment value and investment potential and take those experiences home with them.”

Dan Maddux is executive director of American Payroll Association, the parent corporation of Nevada Properties Inc, MEET Las Vegas and The White House. According to Dan, “MEET Las Vegas, our new state-of-the-art, multimedia event and exhibition center, is positioned in downtown Las Vegas for many reasons. After experiencing great success with The White House-our computer-based training center previously located behind the Las Vegas Convention Center-we decided that the best location to continue the success of our training center and embark on our new frontier is downtown Las Vegas.

“The new White House training center will continue to provide the latest in computer-based training on the 3rd floor of MEET Las Vegas. MEET will be a fantastic new addition serving to enhance the vibe and ambiance of our future downtown, hosting unique events and exhibitions in a facility that provides more flexibility and interior and exterior branding opportunities than Las Vegas has ever seen. When I describe the near future of downtown to others and the impact MEET will have on its evolution, downtown San Diego springs to mind-an area teeming with dynamic energy and a self-contained environment in which to live, work, vacation, entertain, educate, and do business; a walk-able downtown and arts district rich with culture, convenience, history, and a heartbeat.”

I wish them great success and foresee MEET LV as a partner in making downtown Las Vegas a first-class business destination. Scheduled to open Aug. 2008. For more information, contact Gary Fisher

Blog Probes Real Estate Models

Posted by CityBlogNV on March 30th, 2008

www.REALonomics.net is a blog that is asking serious questions about where the real estate industry is going. More specifically, REALonomics poses challenges to the broker/owners to adopt models that will allow their organizations to become more transparent.

REALonomics.net advocates that the industry open up the property information portals to consumers and upgrade its approach to how it is interacting with the consumer by implementing more social networking such as www.CityBlogUSA.com, a community blogging network for every city in the USA.

Downtown Coalition of Las Vegas to showcase Downtown Las Vegas Real Estate

Posted by Gary Fisher on February 25th, 2008

Downtown Coalition of Las VegasThe Downtown Coalition of Las Vegas has announced the Downtown Urban Living Tour. The event brings business owners and consumers together to showcase the urban developments taking place in the greatest city in the world. Best of all, the event is absolutely free for participants.

The premier event, scheduled for Friday, April 4th from 6 - 10 pm will begin at the Celebrity Theatre (next to SIDEBAR and Triple George on the corner of 3rd and Ogden). Mayor Oscar Goodman will offer opening remarks prior to the tour. After an initial gathering with drinks and appetizers, registered guests can take tour buses to multiple business locations throughout downtown.

The premise of the Downtown Urban Living Tour is to create an increased awareness among valley residents that downtown Las Vegas is becoming the epicenter of a new cultural renaissance. Like the Gaslamp District in San Diego 10 years ago, the downtown las Vegas area is still in its infancy, but is growing rapidly. The area is undergoing a $20+ billion revitalization effort, which will completely change the landscape of the new downtown.

The primary organizer of the tour is the Downtown Coalition of Las Vegas. The Founder isGary Fisher. Sponsors and contributors include Streamline Tower, juhl lofts, local businesses and major developers Newland Communities and CityMark.

Downtown restaurants, art galleries, bars and shops are also offering coupons and incentives for those participating. For more information, contact the DCLV at (702) 335-5704 or email gary@downtowncoalition.com

Protect Your Assets

Posted by assetprotector on February 20th, 2008

In the state of Nevada, liablity insurance is required of you if you own and operate a vehicle.
The minimum requirements are 15/30/10 according to the Nevada department of Motor vehicles. The general concern from consumers is obviously the high rates in Nevada and big down payments. Unless you have been in a situation where insurance provided protection against a loss you incurred, you can’t really appreciate the concept of insurance.

When it comes to choosing an insurance company, your choices are endless. However, finding policy owner who knows their agents name is not common. Offering excellent customer service is most important to me. Secondly, offering competitive rates sells itself. In the last 18 months, our rates have come down significantly! In addition, auto insurance is required. Some point in your life you will need insurance, whether it be auto, home, life, business, or your toys!
